Q. How many apartment types are available?
A. Park Point Syracuse features two different apartment layouts: 2-bedroom/1 bath and 4-bedroom/2 bath units.
Q. What are the lease terms?
A. There are both 10 and 12 month lease options for 4-bedroom apartments. Our 2-bedroom apartments have a 12 month lease option only.
(Please note: The 10 month lease option is for 2010-11 only. In 2011-2012 there will only be a 11 1/2 month leases.)
Q. What are the prices for Park Point Syracuse?
A. Prices are per bedroom. A 4-bedroom apartment with a 12 month lease is $855/month; a 4-bedroom with a 10 month lease is $949/month. A 2-bedroom apartment is $905/month (12 month lease option only).
(Please note: For 2011-2012 all 2-bedroom apartments will be $999. All 4-bedroom apartments will be $959. There will only be 11 1/2 month lease terms with rent made payable in 12 equal payments.)
Q. What's included in this cost?
A. Each unit includes a full kitchen with dishwasher and standard modern appliances, individual washer/dryer, all utilities, heating/air conditioning, and complete furnishings.
All-inclusive amenities: on-site fitness center, cable, internet, local phone, entertainment lounge, security, and a private gated courtyard.
Q. Is the lease written for each resident or the apartment?
A. Lease contracts are for individual bedrooms within a unit. There are often seasonal incentives for individuals who sign up together or refer new residents.
Q. What will parking be like?
A. Residents must apply for parking passes through Syracuse University. Parking passes are awarded on a first come, first serve basis (160 have been designated to Park Point tenants). All arrangements must be made through Syracuse University.
Q. Where is Park Point Syracuse located?
A. Right at the corner of Marshall Street and Comstock Avenue on the main campus of Syracuse University.
Q. Where is the Leasing Office located?
A. The Leasing Office will be opening in late November and will be located on the first floor of Marshall Square Mall on University Avenue.
Q. Is Park Point accepting applications? What is the availability?
A. Applications are accepted on a first come, first serve basis. Units go quickly, so contact the leasing office for availability.
Q. Where can I submit/send my application?
A. Applications with the $75 processing fee can be dropped off in person at the Leasing Office or can be mailed to the following address:

Q. Do I need a guarantor/co-signer?
A. Yes, a guarantor is required for all Leases and must be approved by the Landlord. In certain circumstances this requirement may be waived; however, in those instances a security deposit will be required.
Q. Do I get a discount for paying my rent in full?
A. Tenants will receive a 5% discount for paying the total lease amount up front.
Q. Can I use my financial aid?
A. Yes. Typically, the student loans, grants, etc. are distributed to the University and they take their portion. The student can then have the remaining amount sent to them in a refund check and it is the student's responsibility to pay us. You can always pay ahead of time if you choose.
Q. Will you send me a bill each month?
A. We do not send invoices. Your lease will include your rent payment details.
Q. Does Park Point require a security deposit?
A. No, a one-time $100 service fee is required when signing the lease.
Q. Is Park Point Syracuse on-campus housing?
A. No. Park Point is located on campus but it is privately owned and managed.
Q. Does Park Point allow subleasing?
A. Subleasing is not permitted without the Landlord's written consent. Sub-tenants must meet eligibility and financial requirements.
Q. Are the apartments handicapped accessible?
A. Yes. Several apartments meet ADA accessibility requirements and all other apartments are adaptable.
Q. Can I share my bedroom?
A. All apartments are designed to accommodate only one resident per bedroom.
Q. What sizes are the beds?
A. Each bed is full size.
Q. Is garbage pick-up included?
A. Multiple trash rooms are strategically located on each floor of Park Point for convenience.
Q. Will there be a model unit to walk-through?
A. There will be a model to walk through in April 2010.
Q. When can I move in?
A. August 2010 is the move-in date.
Q. Can I request an apartment or roommates?
A. We take all considerations into account and do everything we can to accommodate your requests. However, we make assignments based on a first come/first serve basis. If you have special requests, please indicate them on your leasing application.
Q. Am I required to/can I have a meal plan if I live at Park Point?
A. You are not required to, but you can have a meal plan at SU if you would like to.
Q. Will there be card access to my building?
A. There will be swipe card access to your building, and each apartment will have a simple key lock on their front door. Each bedroom is individually keyed for your privacy
Q. Can freshman/sophomores live at Park Point?
A. No, Park Point housing is for upperclassmen per Syracuse University standards.
Q. Can the apartments be co-ed?
A. Yes.
Q. Are pets allowed?
A. No.
Q. Is there designated housing for undergraduate vs. graduate students?
A. Housing is based on a first-come, first-serve basis and we will try to accommodate tenants' requests.
Q. Does Park Point have a tanning facility?
A. No.
Q. Does Park Point have RA's?
A. No.
